I joined the free neighborhood site called Nextdoor and I love it!  Great info for things going on in the neighborhood, items for sale, tips on almost anything.  Here is an excerpt from a post this week.

I learned about Pley – which is netflix for toys. They rent lego sets, kinda like netflix for legos. In one year my daughter has gained so much confidence. It is a monthly fee. As soon as you send your set back they send another one. We can create our own preferred list of sets they will send from. Since it is rented I remember to remind her to finish and send it back, More than anything there are fewer lego pieces lying around,

Dakota County Senior Housing Information and Options

In researching Eagan and Dakota County I came across information on the Facebook page regarding Affordable Senior Housing.  This was useful information to me so thought I’d share it along.  When transitioning from a single family home to apartment living or in need of assistance it’s great to see that Dakota County has its residents in good hands.

NYC’s High Line in St Paul

I stumbled across “The Line” online magazine this evening while searching for some city news.  What a great source of local information current and coming up.

The plans to make the river more of a feature to St Paul residents who will occupy Custom House, those nearby or those visiting sounds like a great idea to me.  Anything resembling the High Line would be quite fantastic!  I have enjoyed the drive on Shepard many times over my life mostly en route to the Science Museum.  Its even a little distracting in a positive way.  It’s nice that the balcony there gives a view of the river.  This project seems to be helping St Paul feature the river as a super city asset.

If purchasing home from a foreign person…

My friends at Title One provided some useful information on purchasing a home from a foreign person.  Keep this in mind for upcoming purchases.

Here’s a short summary…

The following article was written for us by Barbara A. Olson, a local tax attorney.

Generally under Federal law, when the seller of real property is a foreign person, the buyer is required to collect the tax on the Seller’s gain from the sale by withholding 10 percent of the sales price. If the buyer does not do so, the Buyer, and sometimes his agents, are liable for payment of the Seller’s tax.

Here are a few Red Flags to watch out for:

If the Seller is a foreign person, make sure the Seller has, or immediately applies for, a U.S. TIN (Tax Identification Number), and determine what documents will be needed at closing; If the Seller believes that its actual gain on the transaction is less than 10% there is a mechanism to reduce withholding, but it takes time to deal with the IRS and get a decision, so an escrow may be needed. If you believe that the Seller has provided a False Non-Foreign Certificate, get help. You could become personally liable. The Seller is requesting an exemption from FIRPTA withholding requirements. Again, get help.

Radiant Heat Flooring – yes, you want this

Yes, it is the last day of July and soooo hot.  But fast forward 5 months and you will wish you had radiant heat in your bathroom 🙂  I sold nearby home in Eden Prairie with a fabulous system which included a timer.  So set your timers – radiant heat, check, coffee maker, check.  You have it made.

Whether new construction or remodeling it is a nice feature to consider and use.  And of course will help resale.

Builders in the Twin Cities Area – construction is slow & steady

Click on the chart to make it bigger.  YTD most permits in Woodbury.  Have you been in the area lately?  In addition to homes, retail and dining are also booming.  Followed by Mtks, Edina, Apple Valley then Mpls – YTD.  In May top cities pulling permits were Lakeville, Plymouth, Blaine, Woodbury and Maple Grove.  Whether you are looking for new construction or have an existing home in the area it is useful information to be aware of.
