Some clients ask me when listing their house “can we just try a little higher than the market list price?”. The trade-off of “just trying higher” is that you are missing out on the impact a new listing has on buyers. The excitement of a new listing priced right will drive showings and ultimately offers. A price reduction after trying an above market list price will not have the same impact as a competitively priced new listing.
Also, I recommend getting your house ready to list vs. listing and then making improvements. The pictures and other marketing materials created when you list your property is instrumental in selling your house. Realtors and stagers can give you an idea of how to get your property ready to list and some will write a report/to-do list for you to reference for a fee that is extremely useful.
